Selling property is always challenging, but it can feel even more so when doing it in a foreign land. And even though Puerto Rico is an unincorporated territory of the United States, things still work a bit differently here than they do in America.

Here are some things you can do to make selling real estate in Puerto Rico less stressful:

Visit the Competition

Take times to visit new construction home and condos in your district to notice what they may have that your property is lacking. Do most of them have new tiling or kitchen appliances? If you want to compete, you may need to make some upgrade.

Also, pay attention to how these comps have been staged. They will have been staged by professionals and you can get some good tips on how to make your property the most attractive.

 

Clean

Before you begin to show your home, you’ve got to clean it from top to bottom. Make sure to pick up toys and bikes off lawns and balconies, and hide garbage bins out of view. You want that initial curb appeal if you are selling a home.

The inside if your property should be as spotless as possible, paying special attention to bathrooms and kitchens. And your home should also SMELL clean, particularly if you have pets. Give carpets a good team cleaning and remove any stains.

Stage

Take those staging tips and tricks you learned from visiting the new models in your area and apply them to your own home. Is the furniture arranged in a way that makes sense and allows people to move around the space easily? Do you have fresh flowers on the dining room table? Are all of your knick-knacks away.

Staging has one purpose and one purpose only, and that is to let prospective buyers imagine themselves living in your space. They can’t do that if your space feels too lived in. Make your home appear more like a rental property right now to help people feel themselves in it.

Find Your Warranties

When selling a home or condo, you’re most likely going to leave major appliances behind. You’ll want to find any warranties that go with these items and also a home warranty if you have one. Many buyers are attracted to a home that comes with a warranty in place for that first year.
